The Borgata partners approached SCGWest Development to assist them in developing a retail center in the the city of Midland, TX and knew that SCGWest could also assist to tenant up the
new development once completed. The partners were attracted to SCGWest’s turn-key approach and systematic development process that can be replicated anywhere in the country. With the
goal of taking a hands off ownership role in the development, SCGWest’s and the partner’s interests were aligned.
Prioritizing planning and understanding the owner’s objectives is key to crafting a successful project outcome. The Midland, TX location offered great demographics and during a population boom due to oil fracturing throughout the region. SCGWest brought relationships with tenants and southern CA investors that helped make the project a success. As with most retail or restaurant type projects, speed of project execution is critical, as the sooner the development is completed and tenants can occupy the location the sooner all parties can generate revenue. SCGWest combated multiple obstacles over the duration of the this project through multiple site plan revisions and planning commission meetings to appease the city and agencies overseeing the project. SCGWest has stayed involved in this project and continues to assist in the management of tenant finish outs and oversight of additional construction.
