The owner and founder of Audacious Designs reached out to us to assist her in opening her first physical retail location. She had come across a location that she liked but realized the complexity of a commercial lease agreement and like a smart business owner sought out the help and guidance of an industry professional.
With the site selection stage nearing completion thanks to the efforts of the owner, it was now time enter into negotiations with the landlord and building owner.
With the task established, SCGWest met with our client to understand the objective, length of time they were comfortable with staying in the space and assessed the current condition of the space with projected construction improvement costs. Following our process, we then met with the landlord and building ownership and submitted the Letter of Intent to lease the location and our asking terms.
Focused on saving our client costs and time during the construction buildout phase we presented ideas that would have the landlord complete a large portion of the tenant improvement construction work that would drastically reduce our client’s out of pocket start up costs.
Prioritizing negotiations with the understanding that the owner’s objectives were the most important was key to crafting a successful outcome. With experience and creativity at the forefront, the outcome was a success. The team was able to complete a lease transaction that was advantageous to our client and worked for the landlord. Requiring the landlord to demolish the existing space and bring key mechanical, electrical and fire suppression systems up to code saved the owner of Audacious Designs a substantial amount of upfront capital that she could then use to run her new business.
