Capriotti’s is a Delaware-based fast casual restaurant chain with the simple goal to create a unique sandwich shop for “real turkey lovers” using real home-made ingredients located in the United States. The restaurant chain was founded in Wilmington, Delaware in 1976. Capriotti’s has 112 company-owned and franchise locations in 16 states. The Chatsworth, CA location marked the first new location and re-entry into the southern California region in over a decade. This particular franchisee and family were new to the commercial real estate and construction process and wanted a turn-key solution to ease the burden of opening their new location.
Tasked with Turn-Key development of a new Capriotti’s location, SCGWest was engaged for Site Selection and lease negotiations, Architecture and Design and the Construction build-out. This is our most efficient full turn-key new location development offering
SCGWest went to work contacting and partnering with local brokerages for available space in the region and ultimately landed on great end-cap in the Chatsworth market.
Prioritizing planning and understanding the owner’s objectives is key to crafting a successful project outcome. The Chatsworth, CA location offered great demographics that mirrored other successful Capriottis’ locations. The high volume of surrounding businesses and lunch time crowds was both attractive to the business model and the growing demand shift for take-out. As with most retail or restaurant projects, speed of project execution is critical, as the sooner the store is open for business the sooner they can generate revenue.
Utilizing SCGWest’s proprietary process for opening a new location, this Capriotti’s project life cycle was about 8 months. This project, falling under the jurisdiction of the city of Los Angeles presented its own difficulties in working with the city of Los Angeles through the planning, approvals and inspections. Once final Certificate of Occupancy was obtained, this store doubled their projected revenue in the first month! We are happy to hear of the continued success to this day.
