An Iconic Century old historic building located in the heart of Downtown Long Beach California, the project would become the first winery in the Long Beach region. Waters Edge Wineries sources grapes from all over the world and produces the wine onsite at the restaurant location. Essentially bringing the winery into the retail setting. SCGWest has been selected as the preferred development partner for new franchise and corporate locations across the United States. The Long Beach California franchisee was looking for an expert team and a turn-key solution to get their new location open quickly and seamlessly.
Tasked with a Turn-Key development of the new Waters Edge Winery of Long Beach location, SCGWest was engaged for Site Selection and lease negotiations, Architecture and Design and the Construction build-out. The owner was grateful that SCGWest has a turn-key offering.
Prioritizing planning and understanding the owner’s objectives is key to crafting a successful project outcome. The Long Beach, CA historic building offered some challenges as it had sat vacant for years. Careful planning and site due diligence along with guidance from the City of Long Beach proved to be a necessity in the overall success of the project. Building Due-Diligence findings required the building to be structurally re-enforced to house the wine making production area and support the weight of the wind making tanks. This resulted in additional costs and extended timelines to the project but had this been ignored, it could have posed a danger to patrons.
Utilizing SCGWest’s proprietary process for opening a new location, Waters Edge Winery of Long Beach, CA realized efficiencies and open communication throughout the duration of their project.
