Project Overview

Cinnaholic is an American cinnamon roll bakery franchise founded in 2010 in Berkeley, California. The company is known for its made-to-order, gourmet vegan cinnamon rolls and other sweet treats. As of February 2020, Cinnaholic operates 40 bakeries across the United States and Canada.

A Tustin, CA first time franchisee contacted SCGWest Development to assist with the preliminary budgeting, lease review and overall design and construction of their new location. Taking over an existing quick service space that had shut its doors and sat vacant for some time always comes with challenges. Knowing the time intensive process of gaining city and county approvals, this franchisee knew they needed an expert to handle obtaining approvals and perform the build-out so they could focus on their day job and family.

The Task

Tasked with the turn-key design and build of an interior tenant improvement project the team helped ownership to establish preliminary budgets, align the construction team, obtain funding approvals and permitting approvals. We offered suggestions on the preliminary layout from the franchisor to save costs and speed up the construction phase.

Our Approach

With the task established, SCGWest met with the landlord and building ownership followed directly by multiple meetings with the City of Tustin planning and building divisions to finally obtain the needed agency approvals. Focusing on construction cost savings and time efficiency we presented ideas to keep existing elements in place to save both time and money but not affect the overall look and feel of the franchise

The Outcome

Prioritizing planning and understanding the owner’s objectives is key to crafting a successful project outcome. With experience and creativity at the forefront of many projects, the outcome was a success. The team was able to complete construction, procure and install the necessary equipment and furniture package and obtain all of the final inspections including the health department in a record 72 days. The team not only reduced the budget by 8%, but it also beat the original projected schedule by 20%.
